Central West End-Midtown Development Projects 

 
New Development Projects


Park Central Development is currently working on a Sustainable Development Form-Based Code for Central West End and Midtown, between the north side of Forest Park Ave, both sides of Lindell and the south side of McPherson, the west side of Vandeventer and east side of Kingshighway. PCDC hosted the last round of public input meetings in September.

  • Places For People will be developing the adjacent building, 4129 Lindell, in order to expand its services.
  • The Center for Outpatient Health, to be located at Euclid and Forest Park Parkway, is projected to be completed in Fall 2011. The ACC will include 12 floors, retail on the ground floor and will implement the Euclid Streetscape design.
  • An infill single family house on West Pine between Boyle and Sarah was completed in Fall 2011.
  • City Walk, which will have over 150 market-rate apartment and condo units, will be constructed at Euclid and West Pine with retail on the ground floor.

Sustainable Development Plan & Code


Spearheaded by a team of stakeholders assembled by Park Central Development, the plan's goal is to maximize the potential of the neighborhood, encouraging larger development where appropriate while preserving the neighborhood’s historic character.


The plan boundaries are both sides of Lindell, the north side of Forest Park Avenue, the east side of Kingshighway and the west side of Vandeventer.

The plan will define goals for development based on two concepts: minimum and maximum building heights and placement of buildings on their lots. The new standards are designed to apply to new projects as they are proposed, not to call for development action on any specific parcels. 

About 100 people shared their input on the Sustainable Development Plan & Code, a proposal to guide future development in the southern part of the Central West End during the first public meeting in Summer 2009. John Hoal of H3 Studio walked the audience through current rules that impact development (zoning, historic districts, etc.) and proposed two approaches to potential new regulations for building height and layout in different parts of the target area. Meeting participants then broke out into groups to discuss and comment on the options.
